The proposal, which is yet to be submitted to Berrigan Shire Council for development application approval, would include an over 55s lifestyle village component.
Main entry to the development will be via Hutsons Rd, with the rear of the development area backing on to the 12th and 13th holes of the club’s president’s golf course.
The proposal was released to the public by Club Tocumwal on social media, in which CEO Paul Gemmell said the club was partnering with MHE Development Group on the project.
When contacted by the Southern Riverina News this week, Mr Gemmel said he was unable to comment further.
His statement to club “members and friends” said this would be an “exciting opportunity for lovers of golf and the beautiful river town of Tocumwal”.
“Club Tocumwal has partnered with MHE Development Group to develop the land bordering our president’s golf course, at the northern end of our facility, for a combination of residential subdivision lots and over 55s lifestyle living.
“You (Club Tocumwal social media followers) are the first to be offered a chance to learn more about this development, which will showcase a premium residential community with direct golf club access and membership status built into the body corporate.”
HME Development Group promotes itself as the lifestyle living specialists, with a vision to “create vibrant lifestyle villages where residents thrive in a fulfilling community environment”.
Its website says it is heading a number of successful over 55s lifestyle developments across Australia, but Tocumwal is the only one detailed under its ‘our projects’ tab.
“Residents of the village will receive two village club memberships and access to state-of-the-art sporting and leisure facilities, of which the club is currently undergoing an $8 million dollar renovation and expansion,” the group’s website says of the project.
“This planned village will incorporate 324 contemporary homes on verdant tree-lined avenues with pockets of open parkland.
“The modern, central community building will house communal state-of-the-art leisure facilities.
“Located close to the Tocumwal town centre and all of its amenities, the site is well-positioned to take advantage of all that the region has to offer for a complete tree change.
“The total site size is 21 hectares and the new village is planned for release in 2025, subject to council approval.”
The development plans have been released just weeks after Berrigan Shire knocked back a similar sized housing development proposal for Barooga.
The 383-dwelling housing estate was not only met with concern and objection from some of the 27 community members to provide submissions, but council staff found it to be “non-compliant”.
“It (the application) was assessed by a council officer as being non-compliant with a range of things, and the officer stated why they believed that to be the case,” Mayor Julia Cornwell McKean said at the time.
The development would have also consisted of a library, café and dining area, alongside a recreation area and a bowling green.
It is not yet clear when a development application for the project will be submitted.
