Berrigan Shire Council is working through the development applications of two separate sub-division proposals which could see almost 50 new homes created in the shire.
It includes a 25 lot sub-division in Burce Birrell Drive, Tocumwal, and a 24 lot sub-division in Caddy Close, Barooga.
Both proposals are now open for public comment.
Other developments which Berrigan Shire CEO Karina Ewer said would be even larger are also sitting with council, in the early stage of the development application process.
And they follow a number of already approved housing development projects, some of which are already underway in shire communities.
This includes other developments in Tocumwal and Barooga, and new housing at Finley.
Ms Ewer said while Berrigan Shire has had steady growth over many years, the recent interest represents a significant surge.
She said this is why it is important for community members to have their say on the developments being proposed.
“We are seeing significant growth in Tocumwal in particular, which makes sense because of its location between growth areas of Moama and Swan Hill,” she said.
“How we manage that growth into the future is the important thing.
“We look at any development with our community strategic plan in mind, to ensure that any development keeps in the look and feel of what the community needs and wants.
“It is great that people want to come here, but we always take into account the thoughts of the community.”
The Barooga sub-division currently on public exhibition has been put forward by Oxley & Company.
The development proposed an extension of Putter Crt into the development site, around which 24 new residential blocks would be created.
The smallest of the blocks measures 982m² and the largest is 1635m², with the majority measuring between 1100m² and 1200m².
The Tocumwal sub-division proposal has been put forward by Cuda Development Corporation Pty Ltd.
It will consist of 24 housing blocks and a drainage basin, with a new t-shaped road to be created off Burce Birrell Drive.
All blocks are fairly similar in size, at just under or just over 1000m².
Both developments are open for community feedback.
